I do not begin ANY immediate home renovations or handyman services. Once you agree to have a project contracted in writing (including email or message), I will schedule you in after the 3-day period. If a deposit is needed to secure materials or additional services, I will request it from you at that time. Minimum charge for jobs ($150) MAY require payment before I start. For home improvement projects using Time and Materials (T&M), my rates are: CASH per hourly rate $60, residential $80 paid weekly, and commercial $110 for renovations like kitchens, bathrooms, basements, decks, porches, drywall, and painting, all due within 30 days. Deposits for materials ordered may be required at the job start, and material costs are due when received. Residential rates are due upon project completion or at the end of each week, whichever comes first. Commercial rates are due within 30 days after the project starts. Time tracking begins when I get in my vehicle to go to your project and ends when I return home. When I begin every job, you, my client, are my primary focus until your project is completed. For estimates or consultations on my renovations within a 35-mile radius of 19512, these are valid for 30 days from issuance. You MUST be present for your appointment, and parking must be available on-site. Please note, I do NOT perform exterior painting, roofing, concrete work, flooring, tiling, toilet installations, major plumbing, or electrical jobs and countertops, unless they are part of a total renovation project, not separately. ***You, my client, are responsible for any necessary permits, applications, dumpster rentals, and fees for your project.*** My personal 30-day guarantee covers just my workmanship; material warranties are separate. Renovations take precedence in scheduling when possible; smaller handyman jobs, such as carpentry, windows, doors, and repairs, will be completed as time allows between bigger renovation projects, but NO schedules are set in stone! ANY unpaid balance will incur a penalty after 30 days. Delinquent balances will also incur lawyer fees for filing a lien on top of the past due amount. I accept credit cards at a higher rate.
